Can I sleep in a garden room, or do I need an annex?

A standard Kingspan garden room is built for daytime use (an office, gym, studio or hobby room) and does not need Building Regulations approval. The moment the building will be used as living or sleeping accommodation (a bedroom, a self-contained annex, a guest or holiday let), it becomes habitable accommodation and must meet Building Regulations. For those projects we build a SIP Panel Annex: the construction is upgraded to Structural Insulated Panels and we take it through Building Regulations approval. A garden room adds usable, year-round floor space without the cost and disruption of a full home extension. How much it affects your property value depends on the property itself, the specification and your local market, so a local estate agent is best placed to advise on your particular home.

Our roof panels are engineered to span our standard model footprints without additional support beams, so you get a clear, open interior. For wider or bespoke spans we incorporate glulam beams or steel supports, which we confirm at design stage.

We recommend ground screws for most sites as they are faster to install, less invasive, and eco-friendly (no concrete pouring). Our ground screws are supplied by MW Ground Screws Ltd. The panel structure itself is moisture-resistant but must be wrapped in a breathable membrane and clad (e.g., cedar, composite) to be fully weatherproof. We ensure a watertight envelope as part of our installation.

Do I need membranes and battens?

Yes, a breathable membrane is fixed to the exterior of the panels, followed by vertical battens to create an air gap behind the cladding. This ensures proper ventilation and prevents moisture buildup.

Our garden rooms require a level, stable foundation. We typically use ground screws with a timber frame base. If using concrete, it must be level and accurate to within +/- 5mm.

Do they comply with Building Regulations?

Most garden rooms under 15-30m² floor area do not require building regulations approval if they don't contain sleeping accommodation and are at least 1m from boundaries. Our builds comply with core structural and thermal standards regardless. If your building will be slept in, it counts as habitable accommodation and does need Building Regulations approval. Do I need a membrane on the roof?

Yes, the roof panels must be covered with a waterproof membrane. We typically use EPDM rubber roofing, which is glued directly to the panels for a long-lasting, watertight finish.

How is electrical wiring installed?

Wiring can be chased into the panel insulation core or run within surface-mounted conduit / skirting trunking. We often batten the interior to create a service void for easier electrical and plumbing installation.

We use high-quality EPDM rubber roofing which has a life expectancy of 50+ years. It is UV resistant and comes in a single sheet to minimise seams and potential leak points.

We offer uPVC or Aluminium bi-folds, sliding doors, and windows in various colours (Anthracite Grey is popular). Cladding options include Western Red Cedar, Siberian Larch, and composite materials.
